REQUEST: The Revised Permit proposes to expand an approved 23,000 sq. ft. Commercial Center, which was approved on May 8, 2007 under Conditional Use Permit No. 3504; the project has not been constructed. The revised permit proposes to expand the Commercial Center to 44,779 sq. ft. on a 4.81 net acre site. The original project site was only 2.96 net acres; however, the project site is being expanded to include 1.85 net acres that will be acquired through a lot line adjustment from the property located southerly of the project site (APN: 380-230-001). Five (5) Multi-Tenant Buildings are proposed, Building 1 is 5,660 sq. ft., Building 2 is 16,200 sq. ft., Building 3 is 3,265 sq. ft., Building 5 is 5,230 sq. ft., and Building 6 is 8,200 sq. ft. and a 7,574 sq. ft. Automobile Tire Sales and Service Store is proposed in Building 4. The total development proposal includes 44,779 sq. ft. of building area, 30,349 sq. ft. of landscaping, and 251 parking spaces. The project will be constructed in two (2) phases, Phase I will include the construction of Buildings 2, 5, 6, and all parking and landscaping improvements for the entire project site and Phase II will include the construction of Buildings 1, 3, and 4.
