SPECIFIC PLAN AMENDMENT NO. 194 - Sutterbay Corp. - Sun City/Menifee Area - Third Supervisorial District - 305 acres - The project is located north of Holland Road, west of Interstate 215, south of Newport Road and east of Bradley. REQUEST: The specific plan amendment proposes the development of 305 Acres with 996 single-family residential units with a combination of low density 2-5 DU/AC and medium density 5-8 DU/AC dwelling acres. The amendment would also include a 12 acre school, 9 acre park with linear/passive trails, 25 acres of open space, 43 acres of commercial and 24 acres used for roads. The amendment would be altering the existing specific plan by reducing the amount of dwelling units from 1,154 DU’s to 996 DU’s, in addition to the residential component the amendment would also increase the amount of parks acreage and open space.
