Zoning Area - First Supervisorial District - Located south of De
Palma Road and west of Horsethief Canyon Road, east of Horsethief
Canyon Creek - 27 Acres - SP Zone. REQUEST: Proposes to
create a private gated community by increasing the size of PA 22
and 23 (now 21.2 acres) and adding two new Planning Areas to the
Specific Plan, Planning Areas 24 and 25. The total project area
is being increased in size by 27 acres for a total project area
of 48.2 acres, which include the deletion of the proposed commercial
site. Proposed uses include Planning Area 22, at 15.5 acres, which
would allow the development of 210 dwelling units at 13.5 du's/ac.
Planning Area 23, at 23.8 acres, would allow the development of
115 lots with a minimum lot size of 5,000 square feet at a density
of 4.8 du's/ac. Planning Area 24 consisting of 1.2 acres is
a central recreation area to serve residents of PA 22 & 23.
Planning Area 25 includes 6.2 acres of Open Space for drainage and
habitat conservation purposes.
